The City of Glendale encourages the development of residential housing in combination with other uses throughout various areas in the city:
Residential mixed uses are permitted in the following zones (Chapter 30.14 Mixed Use Zones):   

 

DSP (Downtown Specific Plan) Zone

The Downtown Specific Plan (DSP) is an urban design oriented plan that establishes the desired physical vision for Downtown Glendale through a comprehensive collection of policies, incentives, and requirements. It sets the physical design standards and guidelines as well as land use regulations, and additionally directs economic development; streetscape improvements; transportation development; parking; pedestrian amenities; open space and land use; preservation of cultural resources; and art space. Within the physical envelope defined by the DSP standards and guidelines, a wide range of uses are permitted - from residential, commercial, retail, entertainment, and hospitality. The Downtown Specific Plan incorporates the East Broadway areas previously zoned RMU and CMU.

 

Industrial/Commercial-Residential (IMU-R) Zone

The IMU-R zoning district is applied to areas appropriate for a mix of commercial, industrial, and residential activities and provides for a full range of goods and services to the community located along portions of industrial/commercial thoroughfares, in conformance with the General Plan. This district allows for a mix of commercial and residential or just commercial, industrial, or residential (stand alone) land uses.

 

Commercial/Residential Mixed Use (SFMU) Zone

The SFMU zoning district is applied to areas appropriate for a mix of commercial and residential activities in conformance with the General Plan. This district allows for a mix of residential and commercial, or just commercial, or just residential (stand alone) land uses. The only exception to this provision applies to lots fronting San Fernando Road, Broadway, and Colorado Street, which requires that commercial uses be located along the street frontage.
